In practice, the next step would be to "TRY" to get a Remittance Report for the pool that the loan is in. If the loan is in a publicly traded securitized trust, the report will give you many of the terms of modifications (please note eligibility requirements are not listed).
Note, pools typically had thousands of loans with hundreds of modifications, bottom line... it is a lot of data. Instead of explaining here, below I listed a few of the critical data points that can be retrieved from Remittance Reports. This gives you a basic understanding of the type of data you can get from Remittance Reports.
