What should you learn?

  • Modification Programs - *Note many of the guidelines are publicly available (See Step 2 on my website).


  • Loss mitigation rules published by the Consumer Financial Protection Bureau (CFPB):  (See 12 CFR Part 1024 - Real Estate Settlement Procedures Act (Regulation X) | Consumer Financial Protection Bureau (consumerfinance.gov) ).


  • The Manuals for Foreclosure and Loan Modifications available from the National Consumer Law Center (NCLC). 

When discussing loan modifications WITH ANYONE, if they do not use the terms ‘INVESTOR’ or ‘GUARANTOR’ frequently, and they do not give set expectations for you as it relates to terms of the modification per your Investor or Guarantor, they are simply applying for a modification and hoping and praying for a favorable result.  Your success is determined by the alignment of your specific situation with the investor’s guidelines.  Work with someone who knows how to cast your case in the best light for a favorable outcome (See Step 1 on my website).
